Gwacheon Apartment Prices Dip for Second Consecutive Week

Apartments in Gwacheon, Gyeonggi Province, saw a 0.30% drop compared to the previous week in the second week of June, marking a second consecutive week of decline. This trend stands in stark contrast to its position as the second-highest in national housing price appreciation last year.

According to Korea Land & Housing Corporation, apartment sales prices in Gwacheon fell 0.30% from the previous week in the second week of June (as of June 8), continuing a downward trend for the second week after a 0.19% decrease the week prior. During the same period, apartments in Seoul rose 0.27% and in Gyeonggi Province rose 0.20%. This marked a divergence from other major metropolitan areas like Hwaseong Dongtan, which surged 1.98%.

This divergence from other popular metropolitan areas suggests that Gwacheon is falling out of the spotlight for potential buyers.

Last year, Gwacheon experienced a surge in demand driven by reconstruction prospects, accessibility to Seoul, and a pleasant living environment, recording an annual accumulated price increase of 20.4% according to Korea Land & Housing Corporation, ranking second nationally. Recently, some complexes have traded for 200 to 300 million won lower than their peak prices. For instance, a 84㎡ unit at Raemian Schur in Wonmun-dong, Gwacheon, sold for 2.07 billion won last month, which is 230 million won less than its peak price of 2.3 billion won recorded in October last year.

Market experts interpret Gwacheon's downturn not as a signal of market stagnation, but rather as a period of adjustment following last year's rapid rise, or a 'breather' accompanied by a shift in buyer demographics. The core demand groups driving the market are 30-something first-time homebuyers and the wealthy. However, Gwacheon has become an awkward market for both: the 30s group feels the price burden, while the wealthy tend to favor prime locations like Gangnam and Yongsan.
