Samsung Electronics Mulls Lowering Size Limit for Employee Housing Loans

Samsung Electronics is reviewing a plan to limit the eligible housing size for its in-house housing loan program, designed to help employees secure stable housing, to 85 square meters of exclusive use area or less. This program, introduced in May, allows employees who are not homeowners or who own only one home to borrow up to 500 million won, depending on their position, at a low interest rate of 1.5%.

Criticism has arisen that Samsung Electronics' low-interest, high-amount in-house loan program could be fueling the rise in housing prices in the Seoul metropolitan area. While differing from government loan regulations, some argue that in-house loans, which are not subject to the Debt Service Ratio (DSR) regulations, require some level of oversight. The Governor of the Financial Supervisory Service mentioned in a press briefing in June that regulations on in-house loans might be necessary.

Samsung Electronics has finalized discussions on the details with the Corporate Union Samsung Electronics Branch, its largest union, and plans to implement the revised loan program within this month. This action follows the wage and collective bargaining agreement signed in May.
