Mok-dong Redevelopment Highlights Importance of Omokgyo Station Area
With the redevelopment of 14 complexes in Mok-dong New City underway, Mok-dong's living sphere is expanding, and the importance of the Omokgyo Station area, where transportation, commercial, and educational infrastructure are concentrated, is expected to be further highlighted. According to the real estate industry, there are numerous cases in major living areas in Seoul where established hubs with accumulated transportation networks and commercial districts have maintained their central role even after surrounding development.
Industry insiders analyze that the longer a region has been a convergence point for transportation, commerce, business facilities, and daily life, the harder it is for later development to easily replace its central axis. Instead, the 'center lock-in effect' may occur, absorbing the population drawn in by surrounding development. A prime example is the Banpo/Jamwon living area, where despite the increase in luxury residential complexes due to Han River-side redevelopment, the status of the Express Bus Terminal area, with its concentration of department stores, hotels, and major transportation networks, has been maintained. In fact, according to the 2026 Standard Land Price, Banpo-dong 19-3 within Central City Terminal showed a price of 27.2 million won per square meter, 65% higher than nearby commercial land.
In Mok-dong, facilities such as Hyundai Department Store, E-Mart, Megabox, Ewha Womans University Mokdong Hospital, broadcasting facilities, and the Mokdong Hagwon-ga (private academy street) are concentrated around Omokgyo Station. These are expected to absorb the demand from the increased residential population due to redevelopment. The expansion of the living sphere resulting from the Mok-dong New City redevelopment will further strengthen the concentration of existing infrastructure in the Omokgyo Station area, contributing to the maintenance and development of the central functions of the region.
Amidst this, GS E&C's mixed-use development project 'Mokdong Yunseul Xi', being launched on the former KT site near Omokgyo Station, is attracting attention. The complex will consist of three buildings, with 651 residential officetels and retail/office spaces, spanning from the B6 to 48th floors. It plans to offer differentiated services, including community facility operations by Josun Hotels & Resorts.
